  We love this place. Everything was so perfect for us. We went here for our prehoneymoon. We enjoyed everything about the 4 day stay. We went to Manadaly bay after to get married. That hotel was suppose to be a fancy nice hotel, the stay was terrible, nothing went right, ripp off. We won't be visiting them again but would love to come back to your place many times. Thanks

  I had a short getaway weekend at the 835 #7 in Oceanside. I was nervous about it because I had booked it from the internet but it was a great find. The location was perfect and the room was nice and clean. It could probably use a little bit more storage, but other than that, it was perfect.

  My adult daughter and I had a great time! It had a very relaxing feel, very cozy. It was on the small size but that added to the charm. Great location on the ocean. Lighthouse was the best eatery! San Diego and LA were both a short drive but it was great to come back to out little bungalow. It was a very relaxing place!

  We visited Oceanside in early October as a reunion of friends. We couldn't have asked for a more perfect location and amenities offered. The bungalow was so cute! and the management supplied everything we could possibly need. The property was clean and cozy. The laundry room was a total bonus and the common area was a dream. Our neighbors were all very friendly and Oceanside itself was a very relaxing place to be. Not only will I be recommending Beach Front Only to friends and family but I will definitely be booking another vacation as soon as I can get away!   I was born and raised in Oceanside and have only had one other chance before this to go back home. My husband has heard about where I grew up for years. We were so excited to get a rental right on the beach with all the accomadations we needed. Tom and Nancy were fabulous. They even e-mailed us a map of our route there and called to make sure which route we wanted to take. Nancy called to check on us during our stay, which was very thoughtful. Although the quarters were small, they were immaculate. We had everything we needed to cook our own food if we wanted. The courtyard was awesome with the firepit and the lounge chairs. We made some very good friends while we were there. We can't wait until next year so we can visit again. This time we will stay much longer. Thank you Tom and Nancy for the best part of our vacation. We'll be getting in touch with you soon.

  We had a great time! The room is small, but very clean and very well equipped excellent for 2 people just don't over pack. The location and accessibility to the waves was unbelievable!!. We had 2 dogs with us having the common area fenced in was perfect. The dogs could play while we sat and watched the surf next to the fire pit. I had great waves right out the front the whole time. Never had to search. I parked my car on Monday didn't touch it until I left. Walked to Dinner. Breakfast. Surf 3 sessions a day so awesome!!!!

  Small, but efficient with a great view and patio area for meals and night time sunsets. Not great beds or too fancy, but perfect if you are looking for a great location and good price. Best part is that the property is on the water and not across the street. Great for kids as the sand is perfect for castles and such! It's definitely a one-of-a-kind place in Oceanside.

  Lovely spot, perfect for 2 surfers except that the unit was so small (#7), we could not easily store our boards inside. We would definitely try to reserve a larger unit at the most western end, as they seemed to have a larger main room. Thanks for the wonderful weather so that we could enjoy the patio and gas grill and fire pit. That was a true luxury! Our pets appreciated the little lawn. Too bad you are going to build on that site. The small cottages really need this area.

  We were fortunate enough to get a unit in July on short notice, and had a wonderful time. A big plus is the courtyard right outside the door where we spent many relaxing hours lounging in the sun or in the shade of an umbrella, playing on the lawn, and sharing s'mores with some other folks we met at the gas firepit. We have stayed at other places in Oceanside, but this is now the only place we stay when we come to southern California!

  We loved this place! We stayed in Cabin 7 with 3 people. It is on the small side, by most people's standards, but if you are going with the mentality that you're at the beach and will be outside most of the time anyway, who cares. It wasn't cramping us and we had a teenager, but that's all personal preference. The mornings here are unbeatable with the windows open and the cool ocean breeze coming in. You can hear the water and when you look out the window, the ocean is right there. The common ground was peaceful and so convenient. It was very nice to be able to grill food right out of the room instead of pack up and drive your stuff down the beach to find an open fire pit and have to deal with wood/matches and a crowd. We fished off the pier, too, which was a blast, and we were successful enough to eat dinner off one days' spoils. The pace here was very comfortable and this ended up being the most relaxing vacation I have ever taken. Gorgeous scenery. We miss it.

  This was a wonderful place to stay. We could hear the surf in our room as we slept each night, so peaceful. The neighborhood was quiet and clean. The beach was close.   We had a very quiet nice stay at this property. Though a small rental we had only 2 of us and we had no problem making it work. Love the view from the patio. The gas fire pit is a great way to enjoy the ocean even if the evening temperatures are cool.
  The only reason I gave 4 stars on cleanliness is due to the musty odor of the bathroom, but you have to expect some of that due to proximity of the ocean. Otherwise the property is well kept and the staff who daily clean the outside were very friendly and helpful.

  We stayed in unit 6 last year and upgraded to 7 this year because of the sofa bed. The sofa bed was horrible and we had to request an air matress (which was what we used in 6). Unit 7 is also smaller than 6. In the future we would go back to 6.

  We really enjoyed our stay however, the unit was extremely small. My parents stayed in unit 9 which was 350 sq ft. according to the website. When we were deciding which unit to stay in, unit 7 also said 350 sq ft. so we decided to reserve it. Upon arrival, unit 7 was considerably smaller inside than unit 9. I don't see how they can possibly have the same square footage inside. Luckily, we were able to hang out with other family members in their larger unit and just use ours for sleeping. Overall, we had a great time. The location was awesome and we loved the gas fire pit. My only recommendation would be to update the website description of the property to the correct square footage.

  Overall had a great time. Only real concern was related to the common area. One day, the space was compleley taken over by another guest having a party. Our kids were not able to enjoy the sandbox and we couldn't access the patio. Another guest was constatntly leaving trash outside on the deck. My wife and I swept and cleaned the common area multiple times in an effort to keep it acceptable for our use. My suggestion would be to more clearly outline the common area rules, including the importance to "clean up after yourself".
  We had a great time, and will definiley come back.

  The beach rental we stayed at (835 #7) was wonderful for the location and the price. The only main problems we had with it was the shower needed to be replaced, the t.v. was placed in the bedroom so we couldn't watch it in the living room and the house itself smelled badly of mildew.     Hello Kara: Thank you for your feedback. We have replaced the shower in the unit. And, we chose to put the TV for this rental in the bedroom, in the interest of space. The front room has a sleeper sofa, and we would not be able to accommodate a TV stand in the front room with the sleeper sofa open. We do apologize about the mildew smell---we do our best to keep on top of this and make sure our homes are sufficiently aired out.   The only problem we had was with the party of 21 people renting in the building next to us. They completely took over the green area with dart games etc. Several times we had to stay indoors or be hit by flying darts. They even used our firepit in the evening along with the one provided for their rental unit. instead of their own.

  Well maintained on the inside, but there should be box fans in the rooms for the summer. The rooms were very muggy I had to go out and buy an additional fan in addition to the 6 inch fan that was supplied. No laundry soap was supplied, for the cost there should be some in the rooms. Excellent beach access, shopping near, and nice long beach walks with wife, on clear nights you have great sunsets. And our best treat was seeing dolphins every evening just 50 to 100 feet away as they swam by the surfers.

  The location of this unit can't be beat. The front door is about 20 yards from the ocean, and you fall asleep to waves breaking on the seawall every night. The unit was almost spotlessly clean as well. Parking (at least in February) was a non-issue; I never parked more than 2 car lengths from the property entrance. The sofa and bed are quite comfortable.
  The shower, though it has adequate water pressure and temperature, needed some help--the fiberglass floor was badly damaged and it'd been covered with an anti-slip mat instead of repaired or replaced. The bathroom is very small but functional. The kitchen is also quite small and lacking in counter space, though it does have a rather large refrigerator and a four-burner gas range. Two people barely fit in the kitchen at the same time, though I was in Oceanside on assignment for work, so I probably place a higher value on the kitchen than vacationers would.
  
  All in all, a great place for an off-season beachfront vacation. Other than the shower, everything was in great shape and the price was very reasonable.

  The only thing I was not happy with was My son graduated from the Marine Corp and came to stay one night before he flew back and there was no sheets or pillows for the pullout couch (we got that unit for that reason) so he had to sleep on the couch and me on the floor. I cooked him a nice steak dinner but the Basic spices were Basic (salt and pepper) and my wife had to buy a real wine glass none in unit.

  VERY, VERY CLEAN. When we stayed at Beachfront Only two years ago we were in a very nice two bedroom unit because we had other family with us. This year it was only going to be my husband and myself so we decided on a one bedroom. It may have been the only thing open as we booked quite late for summer. The one bedroom was very small with only a couch in the living area and in the bathroom you could hardly turn around, but it did have a shower and was very clean. The TV was in the bedroom, which was okay size and the kitchen had everything you needed but two people could not be in there at the same time. I realize you pay for the beach during the summer, but the unit was quite expensive and not comfortable enough to spend much time there. VERY VERY CLEAN.

  Our only complaint was that we stayed in unit #9 last year and this year in #7. When booking our stay we were told all the one bedrooms were the same size and they are definatley not. The pictures are very deceiving on the actual size as no square footage is disclosed. Other than that our stay was great. Thanks!

  Common area was lovely, steps to beach were nearby, boogie boarding was rough but fun. Nice walk to the pier and the sandy beach. As long as we were outside it was great. I had read the advice to bring a fan so we brought a tower fan but it was still too hot in the bedroom.
